How we come up with the offer when we buy houses in Colorado.

This is Murry with Usedpropertytrust again.
Say I was talking with a brother and sister who inherited a house from their folks.
You know the first question I get asked every time?
How do I come up with the offer?
Well I do it the same way every time.
I run the comps on the house in the immediate neighborhood in good clean presentable condition. And that’s the number I start with.
I back out the fixes and the improvements I’m going to do to the house.
If I decide to sell it on the retail market I back out the Realtor fees and closing costs.
And add in my profit.
That’s how to come up with the offer.
And that’s pretty much the number I give to the seller.
Once and a while I get an objection to how much work the house needs.
And once and a while I get an objection to how much profit I want.
It’s usually not a big deal. It doesn’t work for everybody.
Hopefully it works for the sellers and works for me.
And that’s the win-win.
And that’s how it should be.
